Post 12 of 20: MC Resort Schools for Crowded Pacific Rim Cities
OTA Formula 3: Resort schools for crowded Pacific Rim cities Target: Set up JV satellite resort schools for elementary and high schools in crowded cities of Jpn, Twn, SoKor, Sing., etc. at school partners' cost. The formula:
[MC agroforests with natural tourist spots] lease out [100-hectare resort school sites] under [50-year term] to [Elementary and High Schools in 1st World Pacific Rim cities] at rates [60% lower than 1st World levels] for said schools to build at their expense [school buildings and facilities, sports grounds, parks and dormitories] plus [resorts, hotels, condos, inns, theme parks, serviced retiree villages beyond the school sites] for [visiting parents, relatives and their hauled tourists] thru said schools' partnerships with [Pacific Rim real estate companies and banks] provided [all said constructions] are built by [MC JVs with local construction cos.] at [100% construction cost shouldered by said schools, their developer partners and banks] thereby creating at construction and operations stages [jobs in millions for Phil. unemployed & bottom poor] plus [wealth in trillions for all involved masses and local companies] plus [trillions in tax proceeds and other income for the Phil. govt.] plus [endless billion-ton level sequestration & avoidance of CO2 & methane versus global warming] due to [schools' & tourists' massive & endless demand for food items & consumer goods produced by MC agroforests]
Q1: Why invite Pacific Rim city schools to set up satellite facilities in the Philippines? A1: (a) MCs will earn regular land lease income for 50 years and more; (b) MCs' JVs with local construction & maintenance companies will earn trillions in project proceeds from construction to maintenance of buildings, grounds & infrastructure; (c) MC agroforest factories and all involved local supplier businesses from large to micro will earn trillions out of the sale of food and food ingredients, school & office supplies, furniture and appliances, consumer items manufacture, etc., as well as from such service businesses as malls & commercial centers, meals catering, fast foods, appliances & gadgets repair, clinics & hospitals, airlines & bus lines, tourism activities (island-hopping, river kayaking, ecology tours, water sports, handgun handling, martial arts, entrepreneurial, medical & marriage tours, insurance, tour boat fleets, language courses, etc.) Sales will be greatly multiplied by students' millions of long-staying parents, grandparents, retirees, and their hauled tourists.
Q2: What are satellite schools? A2: They are mere extensions of main schools with all academics and other programs unchanged. The major differences for Phil. MC resort schools are the wide spaces, sports facilities, fresh air, guarded compounds, forest and seas ecology lessons, mini-zoos, multi-cultural exchanges, low prices of local products and services, business opportunities for students' relatives and tourists, and year-round resorts-hopping nationwide.
Q3: Why should all construction & related manufacturing industries be handled by JVs between MCs and local cos.? A3: (a) Local construction cos. have international experience, hence highly qualified for the job. Mega co-ops are partly owned by masses. Part of JVs' profits should flow among them instead of bottling up among old construction elites as usual; (b) Continuity of business by all MC JVs with local construction cos. consequent to resort schools & all other projects will create unending demand for all products in all industries. To cut costs (expand profits), all industrial MCs will tend to engage in import substitution in a country where 99% of manufactures are imported in whole or in part. The Philippines should then become a major producer and exporter of such items as construction materials, factory equipment, ethanol fueled engines & transports. industrial & household appliances, school & office supplies, building air-conditioners and elevators, cement, marble tiles, electric, electronic, chemical and mineral factory products, water supply equipment, boats & yachts, sports equipment, etc. With Philippine terawatt-level electricity being generated by independent JV power projects in rural areas, 99% of manufacturing will tend to be sited in said places, exactly where most of the bottom poor reside. Concurrently, the remaining bottom poor who reside in urban slums will decamp to rural jobs to build middle class lives, thereby decongesting cities with their greenhouse gas-exuding 24/7 traffic gridlocks.
